Low-pressure soft wash

Fence Cleaning in Winter Springs, FL

Vinyl fencing goes green on the shaded side. Wood fencing grays and grows mildew. Both clean up — neither wants a pressure washer held close.

The method

How this one is actually done

Vinyl fencing is cleaned with a solution and a low-pressure rinse — the green film on the shaded face is algae, and it comes off with chemistry, not force. Wood is the one people get wrong: a pressure washer held close to a fence board tears out the soft summer growth between the grain lines and leaves the fence furry and permanently rougher. Wood gets a cleaning solution, dwell time, and a gentle rinse, which lifts the gray and the mildew without destroying the surface.

What is included

  • Both faces cleaned where both faces are accessible from your property
  • Solution application with dwell time appropriate to the material
  • Gates, posts, caps and hardware included
  • Pre-wetting and rinsing of beds, turf and anything planted along the fence line
  • A note back to you about loose boards, failed fasteners or rot found during the work

What this does not cover

Said up front, so the written quote means what it says and nobody is surprised afterwards.

  • We clean the fence on your side. The neighbour side of a shared fence is only cleaned if it is safely accessible and you have the neighbour's okay.
  • Cleaning grayed wood improves it substantially but does not return it to new. Restoring color is a stain or sealer job, which we do not currently offer.
  • Rotten boards, split rails and failing posts will not survive cleaning any better than they were surviving already.
  • Old vinyl that has become chalky may clean but stay dull — that is oxidation in the material, not dirt on it.

Two materials, two completely different risks

Almost every fence around Winter Springs is vinyl, wood, or aluminum picket. They fail in different ways, and the way people usually damage them is the same in both cases: too much pressure, held too close.

Vinyl

The green film on the shaded face of a white vinyl fence is algae. It is sitting on a non-porous surface, which is good news — a cleaning solution with a bit of dwell time removes it thoroughly, and a low-pressure rinse takes it away. Vinyl almost always comes back close to white.

What will not come back is oxidation. Vinyl that has spent fifteen Florida summers in direct sun goes chalky as the surface degrades. Cleaning removes the growth on top of it and reveals a duller white than the fence had when it was new. That is the material, not the wash.

Wood

This is where fences get destroyed. Wood grain is alternating hard and soft bands. A pressure washer held close blasts the soft bands out from between the hard ones. The board is left visibly furred and ridged — permanently rougher than it was, which means it holds dirt better and looks worse faster. You have made the fence dirtier in the long run in exchange for a bright week.

Wood gets a cleaning solution, real dwell time, and a gentle rinse. That lifts the gray surface layer and kills the mildew without eating the board. It is slower. It is the only correct way to do it.

Cleaning grayed wood improves it a great deal. It does not return it to new color — that is a stain or sealer job, and we do not currently offer that, so we would rather tell you than oversell what a wash will do.

Aluminum and wrought-iron style

Usually the easiest of the three. Powder-coated aluminum picket cleans up with a solution and a rinse. Watch for existing chips in the coating, since that is where corrosion starts.

The practical details

Both faces. Most fences look wrong cleaned on one side only, because you see the neighbour’s face of it from half your yard. We clean both faces where both are safely accessible from your property. The neighbour’s side of a shared fence is a conversation to have with them first — we are happy to do it, with their okay.

Vegetation. Whatever is growing against the fence line has to be worked around or cut back. Beds and turf along the run are pre-wetted and rinsed like any other job.

Gates, posts and caps. Included. They are where dirt collects most and they are the parts people touch.

What we find. Loose boards, failed fasteners, rotten posts and split rails do not survive cleaning any better than they were surviving before. If we find them we tell you, with a photo.

Pricing shape

Fence cleaning is priced by linear feet, adjusted for material, height and whether both faces are being done. If you can put an approximate length in your quote request — pacing it out is fine — we can be accurate quickly instead of guessing.

What it costs

Straightforward written quotes before work begins.

  • You get a written scope and a price before anything gets cleaned.
  • No surprise add-ons after we agree on the scope.
  • If something on site changes what the job actually is, we tell you and re-quote it — we do not just add it to the bill.

What changes the price

  • Linear feet of fence
  • Material — vinyl, wood and aluminum need different handling
  • Fence height
  • One face or both faces
  • How much vegetation is growing against the fence line

Fence Cleaning — straight answers

Can you pressure wash a wood fence?

You can, and it is usually a mistake. High pressure at close range tears the softer wood out from between the grain lines and leaves a furred, rougher surface that then gets dirty faster. Wood fencing is cleaned with a solution and a gentle rinse.

Will my vinyl fence go back to white?

Usually very close, if the discoloration is algae — which on a shaded Florida fence it almost always is. Vinyl that has oxidized and gone chalky with age will clean up but stay duller than new.

Do you clean my neighbour's side?

Only when it is safely accessible from your property and your neighbour is fine with it. It is worth asking, because a shared fence cleaned on one side only looks half-finished from the street.

How is fence cleaning priced?
