Method, not muscle

How we decide what to use on what

High pressure is correct on some surfaces and actively destructive on others. Any company that arrives with one setting for the whole property is going to leave damage somewhere.

  • Concrete driveways, walkways and entries

    Surface cleaner, controlled pressure

Flat concrete tolerates real working pressure, and a rotating surface cleaner is what produces an even finish instead of wand stripes.

    Driveway & Concrete
  • Brick and concrete pavers

    Controlled pressure, joints protected

Pavers clean well, but the joint sand is what holds the installation together — pressure has to be enough to clean and not enough to excavate.

    Paver Cleaning
  • Stucco, vinyl and painted block walls

    Soft wash

The growth on a wall is a living organism. A cleaning solution kills it; pressure only knocks the top layer off and can drive water behind the surface.

    House Washing
  • Screen enclosures and pool cage framing

    Soft wash, low pressure only

Pressure pushes tensioned mesh out of its spline and can mark thin aluminum. This is the surface where a heavy hand costs the most.

    Pool Cage & Screens
  • Wood fencing and decking

    Solution and a gentle rinse

Close-range pressure tears the soft wood out from between the grain lines, leaving a permanently rougher board that gets dirty faster.

    Fence Cleaning
  • Cool-deck and coated pool decks

    Low pressure, coating-dependent

A surface cleaner will strip a deck coating in sheets. Coated decks get a low-pressure wash, and an already-failing coating may lift regardless.

    Pool Deck & Lanai
  • Travertine and natural stone

    Conservative, stone-dependent

Natural stone varies enormously in how it handles both pressure and chemistry, so it is approached cautiously with expectations stated up front.

    Pool Deck & Lanai
  • Rust, oil, efflorescence and paint drips

Specialty treatment, or an honest no

These are in the material, not on it. Pressure will not remove them and more pressure only damages what is around them.

Done together

Combinations worth booking in one visit

Grouped because the work is better in one visit than two — shared rinse water, one setup, one walkthrough, and a property that looks finished rather than half done.

Curb Appeal Reset

The two things everyone sees from the street, done in one visit.

A clean house above a dirty driveway looks unfinished, and cleaning the driveway after the house means walking the same ground twice. Done together, the wall rinse water lands on a driveway that is about to be cleaned anyway, and the front of the property reads as one finished result rather than two half-jobs.

What is included

  • Soft wash of the exterior walls, soffit, fascia and gutter faces
  • Front entry, steps and porch detailed by hand
  • Surface-cleaner passes across the driveway and garage apron
  • Walkway and front sidewalk cleaned and edged by hand
  • Beds and turf along the whole work path pre-wetted and rinsed

Covers: House Washing · Driveway & Concrete

Florida Outdoor Reset

The pool cage and the deck underneath it — the pair that has to be done together.

The deck sits directly under the enclosure and takes the rinse water from it, so cleaning the cage without the deck means cleaning the deck twice or leaving it dirty. This is the one combination where doing them separately is genuinely worse work, not just more visits.

What is included

  • Low-pressure wash of screen mesh panels and aluminum framing
  • Top rails, horizontal beams, screen doors and kick plates detailed
  • Pool deck and lanai floor cleaned with the method matched to the surface
  • Patio furniture moved and replaced
  • Deck rinsed down at the end so nothing dries back as residue

Whole-Home Exterior Reset

Front of the house, driveway, and the whole pool area in one scheduled visit.

One setup, one walkthrough, one agreed scope, and a property where nothing is left looking out of place next to something freshly cleaned. This is the annual reset most Central Florida homes actually need, rather than cleaning one surface a year and watching the rest fall behind.

What is included

  • Everything in the Curb Appeal Reset
  • Everything in the Florida Outdoor Reset
  • A single walkthrough covering the entire property before work begins
  • One written scope covering every surface, with nothing assumed
  • Photos of the completed work across all areas

Covers: House Washing · Driveway & Concrete · Pool Cage & Screens · Pool Deck & Lanai
