The deck sits directly under the enclosure and takes the rinse water from it, so cleaning the cage without the deck means cleaning the deck twice or leaving it dirty. This is the one combination where doing them separately is genuinely worse work, not just more visits.

Why exteriors here get dirty differently

Almost everything that discolors a Florida exterior is alive. Algae, mildew and organic film need warmth, moisture and shade, and Seminole County supplies all three most of the year. That is why the right answer is usually chemistry and patience rather than more pressure — you have to kill the colony, not knock the top off it.

Three local factors do most of the damage. Mature oak canopy through Tuscawilla, Casselberry and Maitland keeps whole elevations of a house in shade for months. Humidity means surfaces never fully dry out. And irrigation — reclaimed or well water — keeps hitting walls, driveway edges and fence lines, often carrying enough iron to leave the orange rust staining you see along half the driveways in the county.

It is also why a screened pool enclosure, a lanai floor and a stucco wall each want a different approach — and why a shaded pool deck can be slippery from an algae film long before it looks dirty enough to bother with.

How fast can I get a quote?

Send the quote form with your ZIP and what needs cleaning, and add a few photos while you are there — that is the quickest route, because a picture of the driveway tells us more than a paragraph does. You get a written price back. We do not promise a specific turnaround time on a web page, because we would rather meet a commitment than make one.

I have an HOA notice. Can you help before the deadline?

Tell us the date in the quote request and what the letter names — usually the driveway, the walkway, the house or the fence. You get a written scope you can keep for the file, and photos of the finished work if you want them to send along with your response. We will tell you straight away if the date is not realistic rather than let you find out later.

Do you actually give the price in writing before you start?

Yes. You get a written scope listing the surfaces included, the method for each, and anything specifically excluded, along with the price. Nothing gets cleaned before you have approved it. If something on site turns out to be a different job than described, we tell you and re-quote it rather than adding it to the bill.

Is pressure washing safe for my house?

Pressure washing your walls would not be. Walls get a low-pressure soft wash instead, where a cleaning solution does the work and water only rinses it away. Controlled pressure is correct on flat concrete and pavers. Choosing wrongly is how people end up with wand marks on stucco and etched stripes on concrete.

What will it do to my plants?

Beds, turf and anything planted along the work path are soaked with plain water before any solution is applied and rinsed again afterwards. Dilution is what protects established landscaping, and it is the part of the job that takes the most discipline. Point out anything unusually delicate at the walkthrough so it can be covered or worked around.

Do I need to be home?

For most jobs, no — as long as we can reach a working outdoor water spigot and any gates are unlocked. We will send photos when the work is done. For a first visit or a complicated property, walking it together is genuinely better.

Do you use my water?

Yes, from an outdoor spigot at the property. If your water pressure is low, or a spigot is not working, mention it in your quote request so we can plan around it rather than discovering it on the day.

How often should this be done in Central Florida?

Most homes here look noticeably better on roughly an annual cycle. Shade is the main variable — a wall in full sun can go two years, while a north-facing wall under a live oak with irrigation hitting it will be green again in eight months. That is the climate, not the cleaning.
