Why this company exists
Most exterior cleaning is sold on a number and a promise. You get a price over the phone from someone who has not seen the property, a technician turns up with a pressure washer, and whatever happens to your stucco, your screen enclosure or your joint sand happens. Sometimes it is fine. Sometimes you find out three months later that it was not.
This company was started on the view that the trade is not actually complicated — it is just easy to do badly, and the damage tends to be permanent. Concrete etched in stripes stays striped. Mesh pushed out of its spline stays out. A fence blasted along the grain stays rough. Almost all of that comes down to two decisions: what method a surface needs, and whether the person holding the wand is in a hurry.
So the promise here is narrow and keepable: we will tell you what we are going to do before we do it, we will use the method the surface actually needs, and we will tell you the truth about what will and will not come out.
Local, on purpose
We are based in Winter Springs and work across Seminole County and Orange County. That is a deliberately tight map. A short drive means a faster quote, easier scheduling, and a realistic chance of coming back the same week if something is not right — which matters far more than being able to claim we cover four counties.
It also means the local knowledge is real. The tree canopy through Tuscawilla and the Casselberry lake neighborhoods is why some walls go green twice as fast as others. Reclaimed and well irrigation is why half the driveways in the county have orange staining along one edge. Screened pool enclosures are everywhere here and almost nowhere else in the country. None of that is something you learn from a franchise manual.

Right now this is a small operation, and that is an advantage: one person sets the standard, answers the phone, and is accountable for the result.
We are not going to promise that one named person will personally perform every job forever, because that is a promise a growing company has to break. What we will commit to is that as we grow, every technician works to the same documented process and the same property-care standards described on this page. The standard is the thing that scales, not the person.

The method suits the surface
Not the other way round. Flat concrete gets controlled pressure and a surface cleaner. Walls, screens and wood get a low-pressure wash where the cleaning solution does the work. Nobody arrives with one setting and works their way around your house.

The property is protected before anything starts
Landscaping soaked before and rinsed after. Furniture moved. Anything that should not get wet covered or shifted. This is the part of the job that is easy to skip and expensive to skip.

You hear about problems before we start, not after
Failing paint, brittle screen mesh, cracked tile, a coating already lifting. If we can see it at the walkthrough, you get told at the walkthrough. That way the decision is yours.

The price is written down before the work
A scope listing what is included, what is excluded, and the price. If something on site turns out to be a different job, we re-quote it and you decide — we do not add it to the invoice and explain afterwards.

We say what will not come out
Deep oil, irrigation rust, tire polymer, efflorescence, oxidized paint. Overpromising on a stain is the fastest way to turn a good job into a complaint, and we would rather set the expectation honestly and beat it.

You tell us what needs cleaning
Through the quote form or a call. You can attach a few photos to the form, which is the fastest route to an accurate number — a picture of your driveway tells us more than a paragraph does.

We look at the property
In person for most jobs. This is where we work out what each surface actually is and what method it needs — a coated pool deck and a bare concrete one are not the same job, and neither is quoted from a guess.

You get a written scope and price
Listing every surface included, the method for each, and anything specifically excluded. You approve it before anything is scheduled.

We walk it with you before we start
Existing damage, fragile areas, things to move, where the water spigot is, where pets will be. Anything we find that concerns us, you hear about before we turn anything on — not afterwards.

The work gets done properly
Landscaping soaked before and rinsed after. The right method per surface. Time given for cleaning solutions to work instead of forcing results with pressure.

We walk it again, or send photos
If something is not right, say so — we would much rather fix it while the equipment is still on the truck than hear about it a week later.
