That matters practically, because the correct method changes from one street to the next. A detached home on Lake Orienta and a breezeway in a townhome community two miles away are not the same job, and they should not be quoted as if they were.

Single-family: older stock, real canopy

Around Lake Orienta, Spring Lake Hills, Sanlando and the Bear Lake area, the housing stock is mature and so is the tree cover. Painted block and older stucco under shade grows organic film steadily, and it gets a low-pressure soft wash rather than anything aggressive. Driveways in these neighborhoods have usually been down a long time and have growth settled into the surface texture — that is a pre-treat-and-wait job, not a turn-the-pressure-up job.

Condo, townhome and HOA density

This is the part of Altamonte that most distinguishes it. A high proportion of residents live in communities with shared walkways, shared driveways, breezeways, stairwells, mailbox kiosks and common-area concrete.

Two things follow from that:

Scope has to be written precisely. Where a walkway is shared between two units, or a driveway apron crosses a property line, “clean the driveway” is not a scope anyone can approve. Every area gets named in writing before a price exists.

Commercial frontage

Storefront and office-park concrete around Uptown Altamonte and Cranes Roost takes constant foot traffic, and it shows on entry walkways faster than almost any residential surface. That work is usually about scheduling — getting it done without closing an entrance during business hours — more than it is about technique.

Plenty of single-family homes here have screened enclosures, and the same rule applies as everywhere else in Central Florida: the cage and the deck underneath it should be done in the same visit, because the deck takes the cage’s rinse water regardless.
